				<title>Marketing Communty Ideas</title>
				<description><![CDATA[ I'm at wits end! My potential is increasing infront of my eyes.  I have limited funds to advertise, with that being said I do have 3 larger banners stating "If you lived here, you would be home already". 				<description><![CDATA[ Have you tried advertising on Craig's List?  It doesn't cost anything and you can post pictures and floor plans.  The only issue is that you have to repost periodically as your post/ad will sink to the bottom as the posts are by date.  We've been using it for a while and get good traffic results. 				<description><![CDATA[ Have you tried to go to local businesses and leave marketing material behind. Remember this is an internet world. I would also check your rents and make sure you are not over priced. I would also remind you that occupancy is king now and your comparables may not be telling you what they are really offering.  Iwould not be afraid to lower rents to on a few units to increase traffic. Make it up later. I think the most effective way to use free rent is if you get something for it. I had some units to lease. if the prospect signed a lease by July 4th and move in August 1st they would get August and September free. 				<description><![CDATA[ Everyone who has posted here has posted all very good suggestions that are positive and well received.  What you do have it time and labor and what you don't have is money.  Number one for the exterior of the property is to enhance the curb appeal.  You can't get even drive by traffic if the potential applicant won't even stop.  Pull weeds, make sure the lawn looks good, plant flowers if you can, make sure the property is policed and the driveways and around the dumpster areas are clean.  Interior you need to make sure it is clean and neat in appearance.  At night, you need to make sure the lights are properly working. People look at property all hours of the day.<br /> <br /> During the day, you can direct market to local businesses.  Call larger places of employment - hospitals, businesses, etc. who you feel may have potential tenants who fit your tenant mix.  Offer to bring by marketing materials and even applications.  If you can offer referral fees, do so.<br /> <br /> There are a number of online sites that offer free advertising, Craig's list being one (previously mentioned).  Are your vacants posted even online on your own website?  Make one for free or pay a vendor where you can create your own site inexpensively (Network Solutions).<br /> <br /> Most grocery stores allow free index cards to be posted for rentals and other services.<br /> <br /> Join the local chamber of commerce and network.  You'll make friends and professional contacts to help you fill your units.<br /> <br /> Best of Luck and stay aggressive!<br /> ]]></description>

				<description><![CDATA[ Are there any new building project close by, we have alot of rebuilding of municipal buildings destroyed by Hurricane Katrina and I have made contact with the winning contractors to house their employees. Their are also several engineering and project management firms coming in to work these projects. Check with city and county officals for a list of potential projects.]]></description>

				<description><![CDATA[ We have started a new resident retention effort at my site.  We don't want to and can't spend money either so we have focused on resident activities and charity/community involvement to promote the sense of community that keeps residents renewing and have tried to reduce the spendy resident parties.<br /> <br /> For example, we currently have a fall photo contest going on (costs nothing) for our residents to take photos of what they love best about our community and submit them with a simple statement.  The winning photo will be used in our print and on line advertising.  We have posted them for residents to vote.  I now have very unique photos of my property that I would have never thought to photograph.<br /> <br /> We also volunteer along with our residents for things such as "Rake a Difference," which is raking yards for the elderly or disabled.  It is great for relationship building and getting our name out in the community.  Again, this costs nothing.  <br /> <br /> We aim for three functions like these per month.  We need to do something different to retain our residents and this is what we have come up with.  All it takes is time and we all have that right? Our residents tell their family, friends, and coworkers about what they do with us and its great word of mouth and again, its free!   <br /> ]]></description>

				<description><![CDATA[  I have found craigslist to be effective to market my office spaces. I imagine it would work even better on multi-family projects. Try putting something like ***Free Rent*** in the subject line to get prospects attention.  You will need to update your advertisement one a week or so to stay at the top of the list. I always have two postings up- one for the office park on one for a particular suite.  I hope that helps. Good luck. ]]></description>

				<description><![CDATA[ I have read through many of the ideas posted and they are all great! <br /> <br /> I especially think that hosting community events is a wonderful way to get prospects through the door.
