				<description><![CDATA[ Even during these tough economic times, "green" buildings continues to be a hot topic.  Are you marketing your properties as "green"?  Are you seeing any competetive advantages in having "green" properties?]]></description>

				<description><![CDATA[ We're not yet seeing measurable multifamily tenant demand for "green" properties.  In fact, sustainable practices like recycling bring with them the burden of orienting residents to new processes.  We are seeing property owners however, who are recognizing the cost-saving opportunities associated with green practices and value that emphasis and expertise.]]></description>

				<description><![CDATA[ I would say most definitely it is a factor.  We are constantly asked to list our "green" efforts when working with tenant reps and fortunately have owners that are willing to invest in the latest technology and processes even if the payback is a few years down the road.]]></description>

				<description><![CDATA[ In Seattle, having a LEED certified or Built Smart building is akin to spending $100,000 on marketing...and worth every penny!  As competition becomes stiffer, you have to stand out amongst the crowd.  Not only are these green certifications valuable up front, but they last.  We have one LEED certified property built in 2004 that is a student housing property.  Because of the student housing nature, we pay all of the utilities.  The efficiency savings from these efforts have made operating the property much more profitable than if we hadn't made the changes.  The certification that we paid for back then appeals to students even more today than when we built the building!]]></description>

				<description><![CDATA[ Although there currently are not a lot of LEED certified buildings, tenants are requesting information on "green" products and are very interested in anything the building does to support going "green". We recently held a "Green Day" event in our lobby that included vendors such as the local utilities, recycling, paper supply, janitorial supply and environmental companies. The response was overwhelming, whereas about 75% of the tenants in the building visited several of the vendor tables. Also, any time we implemented a new "green" procedure, the tenants are more than willing to comply.]]></description>
