				<title>Advice for New Affordable Housing Manager</title>
				<description><![CDATA[ My firm manages conventional apartments and we have been asked to be a manager or an apartment complex that has a HAP contact and also a HUD loan. <br /> <br /> I realize this will be different from conventional properties and wanted to know of any good resources where I can learn what all this entails. Anybody know of a good starting point – books, seminars, etc? Thanks so much!<br /> ]]></description>

				<title>Affordable/Low Income Housing Operating Expenses</title>
				<description><![CDATA[ Thanks to my attorney, I just acquired a listing on an 65 unit affordable housing project with few to no amenities. The project lost a large of it's residency to a nearby newly built City sponsored/built low income housing community. Unit mix about 50-50 1x1 and 2x1. The 2x are about 800/sf, $7000+/- Rental Rate. Rental Rate The project well maiontained of CB Construction w/ no stucco, Pitched Roofs, No Pool. Southwest, Florida Area.<br /> <br /> It's been a [i]number of years since I delt with Apartments, and now have more of a Retail background, as such I need a little help.<br /> <br /> We are trying to constuct a operating proforma:<br /> <br /> <br /> <br /> -Operating expenses as a percentage of Stabilzed Gross Income.<br /> -Operating expenses as a percentage of Stabilzed Gross Income against a minimum per unit annual expenses.<br /> -Annual Turnover Percentage.<br /> <br /> <br /> Thanks<br /> <br /> CP]]></description>

				<title>Is their free fair housing training through HUD?</title>
				<description><![CDATA[ Question from an IREM Member:<br /> <br /> "Hi, I am a night manager, for a non-profit. I have been trying to get my employer, to sign me up for some fair housing classes, which I hear HUD provide for free, with very little success, so here I am. I really am interested in learning as much a possible about affordable housing, because I would like to pursue a career in property management. I am currently attending Heald College,(Business Administration) I also work a full time job while attending to my night manager responsibilities. I can't really afford to pay for the on-line classes, which I'm happy to see offered through IREM. So if anyone knows were I can get some free training in low-income / affordable housing laws, I would really appreciate the information.<br /> <br /> Thank you,<br /> Jeffrey Thomas"]]></description>
