On occasion bad things happen like floods that affect multiple units. As is typical, we expedite clean up and try to make the renovation process as quick as possible for tenants. Many tenants are surprised when we tell them that their personal items are not covered. Do you give them anything to attempt to make them happier? We typically don't, but I was just wondering what owners may offer, if anything.

I know I've seen both commercial and residential leases point that out in the insurance sections, and a former company I was with required on-site managers to verbally explain this when anyone was signing a new lease. But I don't know of anyone that compensates the tenant for their personal items if they neglected to get the coverage.
