Subject: What Advertising Sources are work best for you now in Multi-Family?

I am trying to decide where the best place is for our advertising time and money. What is working best for you? Craig's List, Apt. Guide online, Apartment Guide in print, For Rent online, Rent.com, Newspaper, etc.?
Craig's List seems to be good, but my site staff is difficult to motivate to post the 3 times per day that is required for the best results.
What have you found?

As a person looking for a place to rent in San Francisco, I find going online the most readily available and up to date source, however I am finding it difficult to weed out the scammers. Anyone have an apartment rental lead for me?

Craigslist craigslist craigslist. And the best part is it's free.
Many of the larger apartment publications are offering posting tools for craigslist because it works so well. See example: http://greensboro.craigslist.org/apa/2775339654.html

It is going to depend on your market and what kind of package you purchase with the apartment publication. But for example in the last seven days on a 3600 unit portfolio I have had:
272 leads from apartment guide
178 from the property website
148 from ForRent Magazine
75 from apartments.com
72 from apartment finder magazine
70 from craigslist

We use craigslist because its free and postlets.com, my favorite is www.vflyers.com for making cool craigist postings and printable flyers.

Measure your traffic and log everything for one month to determine what source is best. For some communities it may be B2B outreach (largest employers), for some it may be apartment rental agents, for others it may be directories or online. The goal is to find what delivers for your tenant profile and geographic area. Timing may also matter. For instance, if you are a spring/fall move in community, maybe the marketing changes and you do different things depending on the season. In general, people are eager to use FREE tools, and they are tremendous, but the most effective tool can only be measured by tracking your traffic and evaluating what it costs per lease, if there is paid vs. free marketing options.

For me it is market driven. In the greater Los Angeles area, it is mostly Craigslist. However, on the Westside of LA traffic is driven more from Westside Rentals. In the central LA, newspapers still drive the most traffic. As with any marketing, the bigger the net you cast the more fish you will catch. All free resources should be exercised such as Trulia and the like postlets and my marketing program add to many free listing services. Always track your traffic and focus on what is working.

In our market the print newspaper is almost a dead resource. Craiglist has been very popular and produced great results. Not bad for Free. Of course The Apartment Guide, Renters Guide and a couple of local Internet listing sites such as RentRochester.com and NewDigs rounds out the Rochester, NY market.

If you advertise with For Rent, they have an auto-post option for a Craigs List ad. Check with your sales rep about this. It's pretty effective and you only have to do one step.
