I manage a building that has stained wood siding to give it a Country/NewEngland look. Recently we have had some wood detrioration and have had to replace several areas. The argument is whether or not this is considered "structural". Without it, the building has plywood wall exteriors covered in Tyvec. Wood slats are attached to the extrior and the wood siding attached to the slats. It is not a structural component, and the building would stand without it. However due to the expense of materials and replacement there is some concern about whether this can be charged back to tenants under common area maintenance.
While I have a position on the subject, I'd be interested in knowing what others think.
