I have a 41,151 sf building in Cleveland that is only 25% occupied. We have tried everything imaginable to lease it up. We've offered lower rents, turn key suites, free rent and gross leases. Does anyone have any out of the box ideas that they used to attract tenants. Any help would be greatly appreciated.

This may be way out of the box - depending upon the type of space/location, I have turned to more community-use types of tenants like schools, churches and other community or gov't office use. At least it does generate some income for the center while also keeping the center active and busy in the community. When things shift in the market, these very same people may be your future business owners/tenants.
