Craig's List is our best advertising source and each of our apartment communities is posting an average of one time per day. Here is my two-part question:

1) Do you require posting to Craig's List for your apartment communities, and if so,
2) How many posts per day do you require?

In the Chicago market, we find that most tenants use the search function for neighborhood and price - so we post each listing once a week.

In the Sacramento market for a 225 unit complex, our company finds that Craig's list has been our most effective source of marketing. The leasing agents are updating 2-3 times per day based on the daily activity of the property and marketing surveys.

Yes, our company does utilize Craig’s List for advertising our various properties. Although, as opposed to advertising an entire complex we advertise the individual apartments that we have available. In the ad we disclose all the details and fees relative to renting with our management company. We also include pictures of the unit and the surrounding complex. We update our postings bi-weekly unless there is a change in price or some other factor that would require us to update the ad.

We utilize Craigs List and have had relatively good success over the years for scattered site rentals. We will reveal street names but not specific addresses in the advertisements. We would never want an address to be known as as vacant for any sort of time. We also post photographs of the inside of the units to assist in closing on the applicant. Generally we post two to three times per week.

In the Seattle market, Craig's List is one of the most widely used advertising sources. We are posting 8-10 times throughout the day, advertising our availabilty using v-flyers and floorplans.... we have a few different styles of v-flyer and monitor which ones are more popular than others. The plain text ad is also common as this is what the craig's lister has been used to seeing...

In the Chicago market, craigslist is a widely used source but it's difficult to keep up with all the ads that brokers/locators post on a daily basis. We require our staff members to post at least two ads per day. It obviously benefits us to post as many as possible to beat locators from capturing traffic. If we can capture the traffic ourselves, it keeps us from having to pay a locator fee.

In the Charlotte market, single-family scattered housing, we have encountered several issues with fraudulent posting on craigslist and we do not advertise on craigslist at all. We have received calls from prospects saying they saw our listing on craigslist at a lower rental rate and when they email for more information, they are directed to send money for the key and a lease! We have implemented measures to authenticate our pictures so that our name will appear on any picture of our property if they are copied and pasted into a fraudulent ad. Wondering if anyone else has experienced this in your market?

In Dallas we have to post at least daily and preferably twice a day in order to stay in the first page of listings when searching by neighborhood. In smaller towns like Tyler, TX, and Bryan/College Station, once a week seems to be adequate. We do a mix of advertising individual units, advertising the property as a whole, and advertising our flexible qualifying criteria. Of these, the last tends to get the most traffic, though as you can imagine the conversion to a lease can bee rather tricky.

As an IREM staffer, I cannot claim an epertise here, but as an accidental investor with two proerties, it seems to me that I need to include in the craigs list posting that we will screen with credit score, income verification and background checks, thinking that we will be not seen as a casual owner, and easily duped!

We require 3 postings a day. One in the morning one midday and one in the evening.

In Bakersfield, our company utilizes Craigslist for residential properties. It seems like prospects looking for the most affordable rents go to Craigslist very frequently. It is time consuming for us to post daily, but the visibility is high. We have not utilized it for commercial or industrial buildings.

Craig's list has proven to be one of our most successful advertising campaigns for our entire portfolio as well. We require each Resident Representative to post a minimum of two postings per day. Also, we have a marketing communications staff that posts during the day as well as at night/after-hours.
