Even during these tough economic times, "green" buildings continues to be a hot topic. Are you marketing your properties as "green"? Are you seeing any competetive advantages in having "green" properties?

We're not yet seeing measurable multifamily tenant demand for "green" properties. In fact, sustainable practices like recycling bring with them the burden of orienting residents to new processes. We are seeing property owners however, who are recognizing the cost-saving opportunities associated with green practices and value that emphasis and expertise.

I would say most definitely it is a factor. We are constantly asked to list our "green" efforts when working with tenant reps and fortunately have owners that are willing to invest in the latest technology and processes even if the payback is a few years down the road.

In the areas we service there has been little regard toward preferences for green properties. The main topic of interest has been who is responsible paying the heat.
