I am trying to put together a diverse welcome packet for new and existing tenants. I am thinking to include information about renter's insurance, some coupons for local businesses, maps, etc. What other items does anybody add into welcome packets?

I like your idea about putting local coupons inside the welcome packages, I think I will run that by some folks in my office to see if they would be interested in doing that as well. We put utility company information, helpful websites pages, renter's insurance info and bus schedules, taxi cab and other transporation information in our welcome packages in addition to area maps.

Good topic! You could add information about the town, voter registration locations, auto sticker requirements, bus routes, city newsletters, school information, specific local laws, upcoming town meeting dates, etc.

The suggestions that Diane and Janelle made are great. I also include a welcome letter with staff directory, emergency numbers and a description of emergency maintenance. Also, if you have any memos that have gone out to your residents recently you can include them in the move in packet so that the new resident is brought up to speed.

I I like the idea of including coupons or announcements from local business’s or other organizations that would benefit from the exposure or increased traffic from a new potential customer. City events, grand openings, or discount coupons will help welcome newcomers to the area or introduce something new to a long term resident that relocated.

Welcome packets are a great idea for both new and renewing tenants. We send a packet out every year with a copy of the new lease. Also included, the newest copy of our "fire safety" form, coupons or menus from our commercial tenants. This way we help our commercial tenants by sending our residential tenants to them.

I include a property newsletter for the current month to all new move in packets. I include a list of service dates for pest control as we alternate the buildings over different monthly periods. A list of local phone numbers is provided as well (non-emergency police number, number closest hospital or walk in clinic, phone numbers to poison control center, suicide hotline, cab companies, etc.). At the bottom of the page are blanks for their own phone number lists such as babysitter's number, Dr. office, dentist, pharmacy, etc. My favorite page that we include is a "tattle tales" page. This page shows the top 10 reasons to clean up after your pet. It is a comical approach to some very serious issues such as spreading parvo or unwanted odors. The bottom of the page has a section for a resident to anonymously "tattle" on someone that violates the pet rules we have in place.

All of these are great ideas! We also include entertainment geared towards the resident profile (restaurants, clubs, music venues, theaters, daycare facilities, etc). If you have a property newsletter- include that also.

Along with some of the other things listed such as; coupons, community personnel information, the latest newsletter and other local directory info, I like to add some items that may not be easily accessible when moving. Have you ever been in the middle of moving and needed to use the restroom and didn't have tissue, or it was the middle of summer and needed a bottle of water? How about a snack? I find the new residents really appreciate the small things like dish or hand soap and wet wipes. We also throw in the bag a personalized welcome home letter, hand written by a member of the office staff.

In our Apartment Welcome Packets we also give a gift and a coupon for a free pizza for move day. The local Papa Johns supplies the coupons and the new residents love them! We do lots of coupons for local businesses, plus a bus schedule, important phone numbers, and a town calendar with all kinds of events.

In addition to coupons for businesses and restaurants that are nearby, we add in a list of "our favorite restaurants" and then also provide info. like the nearest grocery stores, banks, post office, etc. with addresses and contact info.

All these ideas are great! Also, we have a directory of local business with addresses and phone numbers for those new residents who are also new to the area.

Make sure you also include emergency phone numbers in the community as well as for the Building. I also like defining what is an emergency. Some tips what to do before calling maintenance ie: check the breakers, turn off water valve, etc.

This is an interesting and informative topic. I manage and lease industrial and commercial properties. These tips and suggestions will be instrumental as I expand into the residential sector in very near future. I do think all of the advice needs to be itemized to what will work best in your respective demographical areas.
