Grady Management has quite a few incentives to boost team morale. One of our programs is the Grady Cup which was designed to give each property an oppotunity to meet company objective in a annual competion. This year's theme evolved around the show "Dancing With The Grady Cup" and catergories where based upon maintenace shops, property appearance ie. grounds, lease ups, office/maintenace shop appearance, mystery shops for marketing consultants, monthly budget, safety minutes, etc. The property receiving the highest scores receives several prizes ranging from dinner to the staff's choice of resturant, gift cards, bonus and trophies. This program is a friendly competition and everyone really gets involved because of individual recognition for the staff and property as a whole while ensureing that our year-end goals are met annually.

I've found that hosting staff lunches, especially after major accomplishments, are a great way to raise morale. At the property I manage, we would have lunches at least quarterly, and they were a lot of fun! We also give gift cards out to employees who receive high marks from former tenants during the move out interview. We feel that tenants are most honest after they've moved out, and if they compliment someone on staff, you know you can take that to the bank!

The best team morale booster I how found is knowing that you are being listened to by your supervisor(s). Your ideas are being explored and/or implemented. In my thoughts in many cases this will increase productivity. It is important to have "Human Moments" with your employees. Certaninly not to gray the lines of friendship. However it is the little things ie, gift cards, a luncheon,'simply speaking and showing concern about the employee. Offering a week-end get-away as an incentive for increased productivity.
