I have found that letting tenants move in with no prorate really encourages tenants to lease as it lowers moving costs

We are currently using a raffle style incentive which allows a resident to receive up to a months free rent, once they complete their application they given the opportunity to draw an incentive from our raffle bowl, the incentive is then attached to their application and is applied to their lease accordingly.

We are in Austin, TX and we are offering one month free (second month) at some properties, and at others we offer up to $300 free moving with a local moving company.

In my building some leasing incentives might include:
-months free rent
-tenant improvement money

I manage a tax credit property for seniors. We have offered several incentives from a free month's rent to free cable. One thing that we've done that has been well received is giving a new tenant a few hours of free maintenance service. They can utilize the maintenance staff for things like moving furniture, hanging drapes or pictures, painting, etc. Sometimes these services are more valuable to the senior population than offering monetary incentives.

Currently we are offering one months free rent on our one and two bedroom apartments. We have three bedroom apartments which are renting well and do not have an any incentive.
