I would like to go back to Tiffany's question regarding her concern of encouraging residents to utilize the government program as a stepping stone. I agree with your concern and have seen not only one family, but generations of the same family on government assistance. One of the ways you can encourage them to stand on their own two feet is to provide resume building classes, sponsor a job fair, provide adult education classes (free through some local colleges), contact Habitat for Humanity and have them come out and teach a credit counseling or home buyers course, etc. Providing these types of services are very helpful for the residents. Keep in mind that you may not have a large turnout at first; however, if you continue to offer them they will come. Consistency is key. Keep in mind that several of your residents may have been raised in that type of environment and are typically the residents you see quit their job in order to avoid an increase in their rent (subsidy); however, there are several that just need the extra push to pull themselves out of that situation. I hope this gives you a few ideas of what you can do...

I agree with all the other posting concerning treating all the properties the same. I also think that we should constantly work with our staff, promoting an atmosphere of excellence to ensure that when they perform maintenance or any other duties on the property they are giving the development the extra attention that is needed to maintain an exceptional level of curb appeal.

You should always provide exceptional service for all properties, your property should look clean! Engage your residents to keep it clean. Even affordable properties should have a marketing plan!

I believe that when we are at work which is our second home as well as others home that we treat the property and the residents as this is my home. And by doing so, you will feel so much better when you go home for the day.
