I would like to go back to Tiffany's question regarding her concern of encouraging residents to utilize the government program as a stepping stone. I agree with your concern and have seen not only one family, but generations of the same family on government assistance. One of the ways you can encourage them to stand on their own two feet is to provide resume building classes, sponsor a job fair, provide adult education classes (free through some local colleges), contact Habitat for Humanity and have them come out and teach a credit counseling or home buyers course, etc. Providing these types of services are very helpful for the residents. Keep in mind that you may not have a large turnout at first; however, if you continue to offer them they will come. Consistency is key. Keep in mind that several of your residents may have been raised in that type of environment and are typically the residents you see quit their job in order to avoid an increase in their rent (subsidy); however, there are several that just need the extra push to pull themselves out of that situation.
