We use Propertyware and love it. They host our website which has a tenant and owner portal. I was sold on the self-service aspect for customers to go online. It's saved us so much time. We thought about building something like this ourselves, but their product did everything we imagined. They also allow you to manage your listings on a hosted website and send out a feed to a bunch on ILS sites nightly. Very slick tool for posting on Craigslist too.

I have only seen one other product like this out there with a complete offering across the board and it is RealPage. Unfortunately, RealPage is much more expensive and their accounting doesn't come with the product. Propertyware's solution has it built in. I have used both and Propertyware is easier to use and has much better tools for marketing.

For Property Management we currently use MPW on site. MPW is very outdated and I am very frustrated with it - I am always having problems with my computer freezing up or not printing. Our Accounting uses Dynamics at the corporate office. My company is in the process of converting to Yardi - can't wait!

We've been using MDS Explorer for quite some time now and couldn't be happier. This is actually the same software that Trump Organization uses so when we heard that we figured it's worth checking out. They are perfect for NY (and our other properties out of state too), especially if you have rent stabilized tenants. They've completely streamlined all the nitty gritty stuff for us, like printing renewal packages, preferential rents, rent registrations etc. It has all the payable, GL, Management, Work Orders, etc modules. It's pretty easily customized and their support has been excellent so far. If you call them, tell them I sent you!

I currently use Buildium (online property management). I tried Buildium a couple of years ago just for my own investment properties. When I started seeking software for my real estate company, I started with Propertyware. I understand that it is a great product but the learning curve was unbearable so I decided to use Buildium for my property management business as well. It is user friendly, you can put it to use immediately and the cost is minimal. I am very pleased.

I am a start up property management company. I will manage SFR properties and HOA's. I have made a bid on one HOA already and it looks like I am going to get it. What is a good start up software to handle both HOA's & single family properties. Thank you

We currently use MRI for our financial reporting and easy to prepare monthly financial reports and spreadsheets. It is our software of choice in our commercial property management company and used as a tool to maximize profitabilty on our real estate investments and our operations to our owners. I have used Kardin, Yardi, Skyline, JD Edwards just to name a few. They seem to all be great software packages tailored toward our real estate industry needs.

We use MRI for residential and commercial, though I'm not sure what's done on the residential side with the software. We track certificates of insurance and perform the basic financial reporting. The residential department recently went online with their software.

We use several different software packages for various applications. For accounting, lease administration, capital expenses and construction management, we use Yardi. I have found Yardi to be exceptional software because we are able to not only perform standard accounting and lease administration functions but also manage our capital projects. Kardin is used for budgeting and reforecasting. Although I like the Kardin softeware, there are some functions I think should be revised, such as using an average of Pre-BOMA '96 and BOMA '96 to compute the total building square footage. The work order system we use is Workspeed, which has a lot of functions but is not user-friendly.

When we started our company in 2005 I searched for software that was very user friendly, had all of the nuts and bolts that I needed and was cost effective. After reading through one of my JPM magazines and reviewing several products, we decided on Spectra. The software has grown with us as we grow and is very easy to use. It handles both Residential & Commercial (although we are strictly Commercial) and has many different modules that you can add as needed. We currently use the Property Mgt software with the integrated accounting, maintenance module to handle all of our work orders (which by the way ties to our invoices), we added a security module which allows us to identify which properties & parts our various employees can access, micr check writing module, etc. I would be happy to talk about the software further if anyone is interested. There is so much that it can do which we do not even utilize. I think the thing that we like best is that it is so easy for us to use and our reports are very easy for our owners to read.
