Building your team is vital to the success of your business. One way this can be done is through IREM's educational programs and involvement in the local chapters. They gain knowledge and information on the top trends and issues facing real estate. Another way is sharing experiences by networking in IREM.

As the values of real estate stumble and foreclosures hit record highs and unemployment rises, individuals are entering the field of property management bringing unique skills with them. I beleive we have new pioneers entering the field of property management bringing with them new skill sets that will benefit our organizations.

All-

We have used psychometric instruments to assess our team and work on improving our group effectiveness recognizing each others talents and strengths and in what areas each of us need help from one another. The process, which has taken some two years to develop, has increased shared leadership, improved employee satisfaction (as measured within our company climate survey), increased productivity and makes for a calmer and more enjoyable workplace.

With respect to what's out there, we only have an understanding of half the equation. Some years ago IREM undertook a study of a real estate manager job analysis. Good stuff. Now what we need to know is who are our applicants and compare their Knowledge, Skills and Abilities to the Job Analysis for any training/performance gaps and compare these to our existing curriculum. My suspicion is that our training program may not be as relevant as it used to be.

I see 2 very big issues and challenges in work force development. The first is increased technology and the way it is changing the nature of managerial work. The second issue is increased diversity and the challenge of managing it effectively to gain a competitive advantage.

A quallity workforce is like a sports team - there are good and bad players. You need to weed out the bad ones and bring in young potential talent that can gain valuable experience from your team stars. I am actively involved in several associations and by being active I can network with possible emplyees that have the perseverance and drive to join and participate in the association. I constantly get calls from these other association members that want to join an established profitable firm. Given our firms 100 plus year history many people in todays age want to be a part of a firm that has lasting power.

Since we privatized back in Oct 2007, it has been hard to build a strong partnership with the private owner due to their high turn over rate. Out of the 8 employees, only one has been here from the very start of the project til now. However, that person is leaving at the end of the month. Some of the things I've noticed are that employees are not properly trained. The work can get very overwhelming especially when you have not recieved any training. Its basically the blind leading the blind because the lack of training has caused bad information to be past along person to person. Hopefully, the second year will be better, my fingers are crossed.

There is no doubt that this workforce development has many interesting issues and challenges. I think that one of the best things that anyone can do for their company is to always keep your eyes and ears open to seek out diversity. I feel that dversity, with respect to culture, breeds new life and interest into the work force. Employee diversity should be embraced and strived to achieve because it is this diversity that will enhance your team’s chemistry with various cultural differences. I am a big believer in diversity as it is proven to be more productive in application.

As a company we have had our challenges with finding quality employees. We have found that it is usually best for us to hire and promote from within the company. Usually individuals are assessed as to where they are competent and their ability to perform within their job description. We also have found that it is better to train someone within our company framework and culture than deal with someone with poor habits that was recruited from outside of the company or a competitor.

I agree with Michael Cirrito--I have found it more and more difficult to find quality emloyees for our company. Hiring from within has become priority when seeking for a qualified applicant for an available position. The employee is already familiar with our company values and philosophy. In the current job market, it also takes more time sifting through an abundance of resumes than to simply discuss the opportunity with other managers who may have someone in mind for the position.

This is a great time to upgrade the skill level of current positions because there are an abundance of very skilled people looking for work. One would think it would be easy to find these people but the task is difficult. Hundreds of applicants may reply for a single job posting, it is difficult to schedule the time needed to filter through the many applicants. I have found that networking with companies who are downsizing yields some good leads. Companies are laying off very well qualified individuals not due to performance issues but strictly due to economic necessity. These people are well trained and eager to work. It is potentially a win-win.

Work force development is a key element of a successful company and I believe that focusing on developing the employees a company currently has employed is the first step in moving forward and growing. Our company has over 100 years of experience and is lead by the same family who developed it, in order to stay up to date and progressive they have worked to hire not only younger people with more recent knowledge of the market and recent education, but also offered and required in some cases seminars, training courses and continued education for those who have been with the company nearly 30 years. I personally feel it adds value to network as other people have mentioned above, we can all grow in our industry by sharing ideas and contact information for future hires, and just for day to day trials and tribulations.
