General Guidelines for Good Property Maintenance

There are several things to keep in mind for establishing good property maintenance procedures. Some general guidelines follow:

  • Blueprints of the facility should be inventoried and readily accessible.
  • The property manager and maintenance personnel should know the location of all water and gas shutoff valves.
  • The property manager and maintenance personnel should know the location of all electrical circuit breakers and main breakers. The breakers should be labeled.
  • The property manager should have an elevator override key to be able to call an elevator car to an emergency site.
  • Safety should always be a priority:
  • Conduct regularly scheduled inspections.
  • Use personal protective equipment (PPE); refer to and follow recommendations of material safety data sheets (MSDS). A MSDS is a document provided by the manufacturer regarding the safety, handling procedures, and precautions for materials used in the workplace.   • Using qualified, licensed, and insured contractors and consultants is a good practice.

The article was very brief but helpful to most managers and staff. Much of the article focused on emergency maintenance issues and not general guidelines.

This is very basic in nature. It might be helpful to provide links to books on the subject by IREM or to more detailed pdf's. All that is stated is critical to avoid unnecessary damages in emergency situations

Short and sweet and focused on our basic safety responsibility. It is a good article to refresh our memory and re-assess our focus. It could have included a emergency contact spreadsheet for individuals to fill out and keep on hand.

Great check list for good property manaintence. The Forms and Tools section also, has some good forms to use when conducting inspections.

The article was very breif; however I think that it provided useful information.

This article gets to the point on the very basic aspect of good property management and maintenance. It very benefical to the maintenance person and manager to know the property inside out. You are better able to communicate the needs of the property with accurate knowledge and better able to provide more of what's needed to better maintaine it to continue to be building that tenants have pride in working there as well as the owner that owns it.

The article was short but informative and to the point. Just implementing these simple practices to your property procedures should help greatly in the long run.

I think the article is good for those fairly new to property management, or new employees of existing firms. It provides an overview without going into great detail.

This article is a fair snapshot but I think something a little more robust would be much more helpful.

I am continuously amazed at how many "A HA" moments I have when reading basic articles about property management and maintenance. You don't know what you don't know until an article such as this reminds you to make a list and quickly begin learning!

Wow. I better work on our basics. I just started at a new property with the same company I have been with and have not had time to learn most of these things about my property. I need to get on this. I am glad I read this article.
