"One of my tenants fell asleep while cooking fries on the stove (at 4 in the morning...) which resulted in a fire that destroyed his apartment and created smoke damage throughout the rest of the building. In addition, the fire department punched out 2 windows and busted down 10 doors. At the end of it all there is about $20,000 of damage of which I will have to pay the $5,000 deductible.
So now that the dust is settling, he comes back and actually asks for the apartment back. Per the lease, I am not obligated to give him an apartment since it is not liveable. Under what conditions would you rent to him again, if ever?"
